Having pre-approval before actively visiting houses is a definite advantage. It demonstrates your seriousness as a buyer in a competitive market and allows you to assess your borrowing capacity, monthly payments, and the impact of taxes and other expenses.

I will review property and market details with you to prepare an offer that protects your interests and reflects your needs. Your purchase offer will include key elements such as the price you are offering, mortgage loan specifications, conditions to fulfill (inspection, financing, documents to review, etc.), as well as the notarial deed date and the possession date.

I will act in your best interest by presenting your offer to the seller and will continue negotiations until an agreement is reached. You will also provide an updated pre-approval letter with your offer to inform the seller of your ability to finalize the deal.

While I will explain the terms in detail, ensure to personally review all documents and become familiar with any modifications made to the offer. Once your offer is accepted, you will be on your way to becoming a homeowner, with my support at every step, from the inspection to document review, financing, all the way to the signing of the sales deed.

You will also collaborate with a mortgage representative who will oversee your financing file, a building inspector who will advise you during the inspection, and a notary who will carry out property title checks to formalize the transaction.
